A landlord was fined £7,500 after failing to address 21 electrical defects identified in an Electrical Installation Condition Report (EICR), including seven defects classed as ‘immediately dangerous’. 

The faults left a mother and her four children at risk of electric shock or fire, and the local authority successfully upheld the penalty after the required remedial work wasn't completed within the legal timeframe.

Steps to take for electrical safety in rentals

Arrange regular EICRs

In England, landlords must ensure the electrical installation in their rental property is inspected and tested by a qualified and competent person at least every five years, or sooner if recommended by the previous report.

After the inspection, you must keep a copy of the EICR and provide it to existing tenants, new tenants and your local authority, if requested.

Act quickly on remedial work

Gaining a copy of an EICR is not the end of the story. It identifies any faults that require further investigation or remedial work. You must address these within the required timescale, which is normally 28 days unless the report specifies a shorter period or you agree to an extension. Failing to do so can result in enforcement action, even if you have commissioned the inspection itself.

Once you have completed the repairs, you should obtain written confirmation from the electrician that the installation is now safe.

Don't ignore warning signs

During general inspections, take a look at appliances to identify any damaged cables, cracked plugs or signs of overheating. If an appliance is old or showing signs of wear, replacement is often the safest and most economical option.

Keep accurate records

Good record keeping demonstrates that you've taken your responsibilities seriously. Store copies of:

• Invoices for remedial work

• Certificates confirming repairs

• Correspondence with contractors
